What is Damp?

Damp is essentially unwanted moisture in your property. It can manifest in many ways-from a slight musty smell to visible mould growth, peeling paint, and crumbling plaster. Identifying the type of damp is the crucial first step to effective treatment.

The main culprits

1. Condensation: This is perhaps the most common type of damp, often mistaken for other issues. It happens when warm moist air comes into contact with cold surfaces, like windows uninsulated walls, or cold spots in the room, such as a bathroom mirror after a hot shower-thats condensation in action.

Causes: Everyday activities like cooking, showering, drying clothes indoors, and even breathing release a surprising amount of moisture into the air. If this moist air can’t escape and the property is not adequately vented, condensation will form.

Signs: steamed up windows, black mould spots (especially in corners, behind furniture, and on north facing walls), musty smells and peeling wallpaper.

2. Rising Damp: This is a more serious structural issue where moisture from the ground travels upwards through the walls of the building. It typically affects ground floor rooms and can rise up tabour 1. to 1.5 metres from the ground level.

Causes: This usually occurs when a properties damp-proof course is either faulty, bridged or completely missing a DPC barrier usually a layer of waterproof material, installed in the wall about 2 corses above ground level. This can also occur if the DPC has been bridged by soil or paving installed above the DPC..

3. Penetrating damp: This is caused by water coming into the property from an external source, often due to to a defect in the buildings fabric such as porous brickwork

4. Poor ventilation: This is also a major factoring modern homes which are highly insulated and airtight which traps moisture if there is not enough adequate air flow such as lack of extractor fans in kitchens and bathrooms or blocked air bricks, or simply not opening windows can lead to widespread mould growth, musty smells and stuffy indoor environments.
